The house is on the edge of the village Übersee on a cul-de-sac with hardly any cars. The semi-detached house faces a slight slope to the north (with a shady grill area) with a pasture, on which cows watch you grilling in the evening. The south side of the house with a little lawn looks out towards the local mountain at Übersee, Hochgern (1800m).

You can spend sunny days outdoors on the terrace, on the lawn or the grill area with an outdoor seating area and garden pavilion. Some older bicycles are available for use at your own risk in the bicycle garage, which also has space for your skis or own bicycles. You can rent modern mountain bikes 30m away and the owners can also lend you an e-bike.
The apartment measures 100m² and there is a separate sleeping floor, so you can relax in the living room or in the cosy dining corner also on rainy days. There are two floors, so you can sleep quietly and cool in summer in the basement. The cosy, rustic living room has a sofa suite with two armchairs and a TV, a radio (SAT/DVB-T/S) and a bar for sociable gatherings. The open fireplace invites you to enjoy cosy evenings. The separate kitchen is equipped with all the necessary utensils for self-catering, including an electric hob with four rings, an oven, fridge, freezer compartment, microwave, toaster, coffee machine, Senseo coffee machine and a waffle iron. The adjoining dining room with a dining corner invites you to enjoy meals together after cooking. The bathroom with a bath and a separate WC are also on the ground floor. Stairs lead to the basement with the three bedrooms. The first is furnished with a kingsize bed, the second with a bunk bed. The second bedroom is a walk-through room leading to the third bedroom with a double bed. It is possible to set up a children’s travel bed in the first bedroom, which can be reserved for a fee.
It is near the centre, ten minutes to a restaurant or bakery, but nevertheless very quiet on a cul-de-sac. An ice cream parlour (9mins) and two supermarkets (Edeka, Netto) as 12 and 20 minutes away. If you go into the village in the evening and want to enjoy the shady beer garden at “Hinterwirt”, then you go behind the house along a field track and are there in ten minutes. Nearby you can find two Italien restaurants (4-8 mins.), a Greek restaurant (9 mins.) and a Mexican restaurant, for culinary delights. Those who would like to experience something can go to the Feldwieser bay (13 mins.) and enjoy several caipirinhas after a wonderful sunset. There are more than five vibrant venues. You can choose between with or without music, deckchairs, armchairs or a hammock, for a bit of Caribbean feeling. During the day, the most beautiful beach at Chiemsee awaits you. Perhaps you can take a steam boat o the islands or hire a canoe, pedalo or electric boat. Halfway to the lake there is a little train station, with hourly connections with the Bayernticket to Munich or Salzburg (Austria).
The owners are fond of animals, you your dog is welcome. There is a forest path for walkies 30 metres away. The owners can provide a dog cushion. Sometimes the owners sail with their little yacht on Chiemsee, if the wind is favourable. They are happy to provide advice about sun, rain, snow, wind, activities for children or teenagers in their region.
